ADU's - Build up to 75% of the main home’s sq ft.
ADUs in Arizona can now be built up to 75% of your main home’s square footage.
Big changes are happening in Arizona—and they’re opening the door for more flexibility, more value, and more opportunity for homeowners.
Accessory Dwelling Units (ADUs), also known as casitas, guest homes, or in-law suites, are becoming increasingly popular across the state. Thanks to recent updates to Arizona law, homeowners can now build an ADU that is up to 75% of the size of their primary residence (or 1,000 sq. ft., whichever is less in many cases).
What This Means for You-
This is a major shift from previous regulations, especially here in Mohave County, where ADUs were previously more restricted. In fact, recent local updates increased the allowable size threshold from 50% to 75% of the main home—giving homeowners significantly more room to build.
So what does that actually mean?
It means your ADU doesn’t have to feel “tiny” anymore. You now have the ability to create a fully functional, comfortable living space that can truly serve your needs.
Why Homeowners Are Adding ADUs-
ADUs are no longer just a trend—they’re a smart investment. Homeowners are using them for:
Multi-generational living (keep family close, but with privacy)
Rental income opportunities
Guest houses for friends and visitors
Home offices or private retreats
And with fewer restrictions in place, it’s easier than ever to make it happen.
More Flexibility, Less Red Tape ?
Arizona’s updated laws are designed to encourage housing solutions and give property owners more control. In many cases:
ADUs are allowed on residential lots with a primary home
Setback requirements have been reduced (often as little as 5 feet)
Additional parking requirements are limited or eliminated
You can build attached or detached units
These changes remove many of the traditional barriers that made ADUs difficult to build in the past.
